Have You Seen This???

Pavilion at the Toyota Music Factory Opens...

Toyota's Music Factory looks like such an interesting and refreshing concept. Phase 1 includes a flexible concert venue which accommodates a range of crowd options, from smaller, more intimate shows, to a larger indoor/outdoor venue. New idea...you can purchase refreshments at the bar located inside the music hall, therefore, you don't have to miss the performance.  Phase 2 includes Alamo Draft House, a super-cool and trendy movie house, and a plethora of FAB restaurant and bar options.  It looks like The City of Irving bet big and will possibly score big with this multi-use entertainment complex.

I think I have just added Toyota's Music Factory to my "must try list!" Now, where is that concert calendar? For more information on music and entertainment or restaurants & bars, check out Toyota's Music Factory website.

The State of The North Texas Real Estate Market

Clients and Friends,

This month the market is apparently slowing in the DFW northern suburbs. In tracking this trend, we looked at changes from September to October and noted that in Plano and McKinney the DOM, Days on the Market, were up substantially over a month’s period. Frisco's DOM were up only slightly, while in Allen, we noted a slight decrease. Looking at the months of inventory, the range is from 2.5 to 3.5, with Plano being the lowest and McKinney the highest. Frisco and McKinney have the highest number of new homes.  That can more than likely accounts for their higher inventory numbers. Prices continue to go up month to month, but the rate of increase has definitely slowed. As the inventory has gone up, the DOM has gone up, as well, and it is taking longer to sell a given home. Of course, with the advent of the Holiday season, this certainly plays a part, but affordability is also a part of the “equation slowdown”. In the spring, I recall standing in line behind as many as eight other Realtors waiting to see a house in the $250K- $350K price range. That is no longer happening. Take Plano as an example, our daily monitoring of the market shows as many price reductions as new homes coming on the market.  That certainly says something about the market slowdown.

Looking at the overall Allen, Frisco, McKinney, Plano year over year results, we focus on a few key indicators:

  •        We find Allen's DOM as of October 2017 vs. the same month in 2016 shows a 6.4% increase.
  •        Frisco’s data during the same time frame shows a 16% increase in DOM.
  •         McKinney data shows a 27% increase 2017 vs a 2016 in DOM
  •        Plano shows a 12% increase in this same time frame.
All of these data points indicate that it takes longer to sell a home in 2017, statistically, than it did in 2016. All of the targeted suburbs have increased inventory versus last year at the same time. These stats show increases from 13% to 50%. The increase in inventories certainly plays a part in the changing market dynamics. We believe the housing affordability will play an even greater part in the market as we enter 2018. Thanksgiving Menu at OUR House!

Oh joyful, wonderful time of year.  We LOVE the fall and all that comes with it, especially Thanksgiving.  With that said, it IS time to start planning your menu, looking to Pinterest for pinspiration, making "to do"lists, and deciding upon our table centerpieces.  

Well, I CAN cross ONE thing of my list.  The MENU.  This is our menu for Thanksgiving 2017...and, almost every year we have hosted that has preceded this one, plus or minus an item or two.  We seem to do a light edit each year, but this is the current roster, and oh, I am SO EXCITED!!  Some of the entries are "all-stars", tried & true, some are the flashy "johnny-come-lately" star turns, some are "rookies" making their debut on our 2017 Thanksgiving Menu!

Let me tell you.... Addie's Southern Dressing is to die for.  It is a family tradition, started by my Dear Grandmother Addie, and continued by my Dear Mama, Nancie! Let's just say you will have to contact Nancie directly to get the recipe...and that's IF she will let it out of "the vault." But suffice it to say, it IS a family favorite!  Here is a peek....cornbread, toasted wheat bread, mushrooms, diced hard-boiled egg, pecans, poultry season, celery & a few dried cranberries to add a bit of sweet to play against all that savory!  Nancie's Homemade Mac & Cheese is also a family favorite, and just about TOP SECRET, you may have to apply for top level clearance for the details on that one, too, but many of the oh-so-delicious recipes, can be found on TEAM-PRZADA's  Pinterest Board, Thanksgiving at OUR House! Check it out, as well as our other boards for recipes and ideas for entertaining, home improvement, design inspiration, DIY, local area interests, and more! 

One more word of note, Michael & Luke's FAVorite Trailercake Cupcakes come from Trailercakes Cupcakes in Dallas.  They have been a long-time Urban family staple for special days.  We happened to discover them at the Dallas Museum of Arts' Summer Block Party quite a few years ago.  They have the most FABulous silver air-stream trailer that they load up with their heavenly cupcakes and travel to food truck events!  Do yourself a favor and check them out!  "Slap Yo Mama" Chocolate, "Hitched," (white wedding cake & white icing), and "Caramel Eileen," (sea-salted caramel topped with a pretzel) make our Thanksgiving cut.

All The Ways To Save At The State Fair Of Texas!!!

Alright folks, it IS that time of year again...time for The State Fair of Texas.  "Howdy Y'all!" Time to visit Big Tex and our beloved Fair Park, (by the way, Dallas's Fair Park is an Art Deco gem and worth a visit during the year on its own merits.  This urbanmama is kind of in love with Fair Park and its lovely architecture, history and charm.  Check it out when The State Fair is long gone, you will not be sorry,).

This year, The Fair will be open from daily from September 29th-October 22nd, gates open at 7am, but concessions and exhibits are open from 10am-9pm Sunday-Thursday and 10am-10pm Friday and Saturday. Regular price tickets are $18 for general admission, $14 for seniors and kids under 48 inches tall.  Now that we have THAT info established, here are your money-saving tips:

Lexington Country in Frisco Texas

Designer d├ęcor, custom wall treatments, FAB outdoor patios, floating shelves, media rooms, plush carpet, herringbone tile, marble, lush living rooms, rustic kitchens…OH MY!!!  The model homes at Lexington Country HAVE.IT.ALL. I thought I had gone to design heaven when I spent my Saturday afternoon exploring this new subdivision! More on that trip to Nirvana later.

Lexington Country is described as a new gated, luxury development in Frisco located off of Coit, just South of Eldorado in the zip code of 75035.  Frisco ISD will serve this neighborhood.  For the time being, residents of Lexington Country will attend Norris Elementary, but eventually, will attend an on-site neighborhood elementary, projected to be Liscano Elementary. The developer of Lexington Country is Bluebonnet BR, LLC and is managed by Landon Development Company. This neighborhood has a plethora of amenities!!! As mentioned, a new elementary school will be built within the neighborhood.  The subdivision will also include approximately 17 acres of park and open space, along with a 7000 square foot amenity center that is purported to house a banquet hall, which can be rented by residents for functions, fitness center, resort style pool with a splash-play area, separate toddler pool, playground AND an approximately 2000 square foot wrap around porch! According to Lexington Country representatives, the development will span roughly 324 acres and feature about 1100 homes.  Information regarding home sites states each property will range from approximately 55 feet x 110 feet up to 90 feet by 130 feet.  The community will be comprised of 14 phases with some of the phases offering premium oversized lots. At this time, the price range is $400s-over $1 million.  The model homes are in the process of being built, but at least 5 are completed, with a projection of 10 model homes prior to completion of the subdivision. So, back to those models…they are FABulous.  As proof positive of this, check out the photos below!!!  I certainly enjoyed my exploratory afternoon, strolling through almost every one.  At the time publication of our humble blog, the Toll Brothers models were under construction, so I look forward to see them upon completion!  All of the model homes have SO.MANY. UPGRADES.  The average is typically $75,000-$100,000 in upgrades.  Think of model homes like a career portfolio.  When applying for a job, you want to showcase your best work, right? Well, the builders want to showcase all of the amazing stuff they can do for you! The floorplans as they are designed, are no doubt wonderful, but the upgrades in the model homes are intended to show options that can be added to the existing floorplan at time of construction.

Spring is HERE, it is upon us, and summer is just around the corner. The weather is absolutely GORGEOUS, until we hit the high temp setting of summer, so…. let’s make the most of getting outside and enjoy spring in North Texas! ·Check out Dallas’ Art Deco Jewel, Fair Park.There are tons of family-friendly events, plus, strolling the grounds is a lovely way to spend an afternoon and enjoy this North Texas weather.
·Ride the DART and make Mother Earth and your wallet happy. Many of these locations can be reached by the DART, if you have an adventure’s soul, select a stop or two to disembark and explore. Check the DART website for information about attractions near each stop, and train schedules.

Ce-What? Cerused Wood Flooring Is Wood To LOVE!

Cerused Wood- What is it? I was asking myself that very same thing this morning as I came across a 2017 trend report from House Beautiful!  LOVE, love, love to learn anything I can about interior design.

So, fellow students, class is now in session, thank you Mrs. Google.

Cerused Wood is a finish, a technique first invented by the French over 500 years ago.  According to GoHaus.com, it was created by filling in the wood grain in oak by adding a toxic paste, derived from lead, in order to prevent wood rot.  Let's just say from a safety standpoint, I completely understand why this method and technique disappeared for 500+ years.  From an aesthetic view, I am over the moon grateful that modern craftsmen & craftswomen have brought it back in a safe and non-toxic form, because I find it oh-so-beautiful.  Today, in Europe, this type of finish is termed limed oak, but here in the states, the moniker of cerused wood or cerused oak has stuck. This contrast between the stained wood and the lighter paste serves as a beautiful method to highlight the open grain of the wood.  Most often, this finish is applied to oak, but other woods such as ash can be finished in this same manner. As I browsed a google image search, it became clear that I have seen this wood finish, and, in fact, quite a bit! It is all over the place in furniture stores and magazines, AND, many of our North Texas area new home builders are using cerused wood floors in their model homes.  In this urbanmama's opinion, it makes such a gorgeous statement, floors that are a little more casual and a great contrast to elegant furniture pieces that create a livable,  warm home. Incidentally, this trends, is influencing the hardwood finishes you can find at stores like Floor & Decor and Home Depot.

State of North Texas Real Estate Market 2017

Clients and Friends,

As we look ahead to the real estate market in 2017, we have gathered several items from various sources summarizing what the coming year may look like. 

In general, the sources seem to agree that the local real estate market will continue to be strong and be much like 2016. Some of the changes to look for:

- Interest rates will go up. They currently are hovering around 4.3 to 4.5%, up from 3.5%        during the middle of 2016. They are predicted to reach around 5% by the end of 2017, with 6% by the middle of 2018. Even at 6%, a bargain, compared to the rates of 30 + years ago. 

- Housing inventory will be a bit better, but still considerably under demand, thereby driving the prices up. Predictions vary from 6-10%. The median North Texas home price is up about 40% over the past five years.

- Job growth in Texas is supposedly the best in the nation. Texas generated over 160,000 jobs in 2016 and several sources have predicted that could reach up to 240,000 in 2017. The North Texas area is growing by about 200 people per day. They will need some place to live. 

- Dallas Ft. Worth leads the Nation in home starts, but that is still almost 40% below that of the pre-recession levels. Builders face shortages of land, escalating land prices, labor shortages and increased labor costs. All of these translate to subdivisions being more remote from workplaces and challenges to new home affordability. Builders have opted to focus on more expensive house due to their profit squeeze and the resulting affordability has suffered. First time home buyers have borne the brunt of the lack of less expensive homes. Unless a buyer is willing to drive a long distance to work, a new $200,000 home is almost nonexistent in North Texas. The labor issue could get even worse as the new administration sorts out the immigration issues. 

- It is reported that about 32% of the homes purchased in the area in 2016 were purchased by Millennials. So based upon the above, a great percentage of those were older homes with more affordable prices, which often come with attendant repair issues.  Unfortunately, the inexperienced buyer will often not know what to look for in an older home which can need expensive repairs. That makes it imperative that they have an experienced Realtor and Inspector to assist, consult and protect them in their home purchase. For instance, a foundation repair could easily range from $3,000 - $25,000. A new roof can run between $5,000 - $12,000. A complete air conditioning and heating system (HVAC) can cost $5,000 - $8,000. 

- So what does all the above mean to you?

If you are looking to sell your home, 2017 is a great time. The sooner the better. 2018 predictions range from a housing bubble bursting to a gradual softening of sales prices and with the interest rates up, the buyers may be more scarce thus perhaps lengthening the average days on the market prior to a contract. 

If you are a buyer, the inventory in 2017 is predicted to be even tighter than it was in 2016. This would indicate multiple offers, which drive prices up, making affordability more difficult. Therefore, stay close to your mortgage lender, because with rates up and prices continuing to escalate, what your lender told you that you could afford six months ago, may have now changed.
